Net Lease Asking Cap Rates by Tenant

Use these figures to compare asking terms across the inventory, then inspect the individual lease and property. A higher cap rate can accompany shorter firm term, owner obligations, tenant risk or other conditions that require review.

Tenant comparison

Each row requires at least five listings with a disclosed, usable asking cap rate. Coverage is shown against all published listings for that tenant. Groups below the threshold are omitted.

Methodology and limits

The dataset contains 864 approved listing records on Top Net Lease. Each property ID is counted once. A listing is not a transaction; availability must be confirmed with the listing contact. This site’s inventory is a selected sample and does not describe the full US market.

Rates are read from the source asking-cap-rate field. Missing, nonnumeric, nonpositive and values over 100% are excluded. We do not derive missing rates from rent or assume that a decimal fraction is a percentage. Medians are unweighted: the middle rate after sorting, or the mean of the two middle rates for an even sample. No closed-sale data or historical trend is inferred.

Records are grouped by the primary tenant named in the listing. Properties can differ in remaining term, guarantor, lease responsibilities, location and condition. Tenant groups and their medians should not be used as credit ratings or investment recommendations.

Listing update timestamps describe a recorded edit, not a fresh availability check. This page refreshes from the published inventory at most hourly when requested; it does not claim that every source field was verified today.
